General Design Questions
We design new homes, guest houses, additions, decks, patio enclosures, detached and RV garages.
We do not design any commercial projects or tenant improvements.
Standard projects are usually completed within 2 weeks. Some projects can take longer if services outside of our scope of work are required.
We cannot make changes to plans purchased online. Most require a full redraw. Before purchasing plans online, you should verify the designer will make any corrections required.
We supply permit-ready plans that meet the submittal requirements of the local building departments. Items we do not provide are detailed in our design agreement.
We typically do not conduct site visits prior to the signing of our design agreement. If requested, a site visit fee of $200 is required.
Corrections required by the building department are included in the contract price.
Process
Our design process is as follows:
  • Request our Design Agreement. Please provide as much information about your project in your request email.
  • Return the signed design agreement along with the deposit amount.
  • Once we receive the signed design agreement and deposit we'll schedule a meeting to go over the project details.
  • After the initial meeting, we'll design a preliminary floor plan and elevations based on your input
  • After you approve the prelimianry designs we'll complete the plans.
All plans are provided in digital format(pdf). We do not supply printed copies.
We do not provide the CAD files.
All our plans are copyright protected. Plans purchased by you are a single-use license and are to be used at a single location and for improvements.
